Haryana to Offer Affordable Industrial Plots; Multi-Story Factories to Become Reality Under New Policy

Chandigarh: The Haryana government, led by Chief Minister Nayab Saini, is set to unveil a new industrial policy this month aimed at providing significant relief to businesses and entrepreneurs. The draft policy, currently being finalized by the Department of Industries and Commerce, promises a range of incentives to encourage industrial growth across the state.

Affordable Plots and Vertical Expansion
One of the key highlights of the upcoming policy is the availability of cheaper industrial plots, addressing a long-standing concern of high land costs for businesses. Previously, industrial units were restricted to constructions up to 15 meters in height. The new policy removes this limit entirely, allowing entrepreneurs to build multi-story factories, warehouses, and production units. This vertical industrial growth model will optimize land use, particularly in high-cost areas such as Gurugram, Faridabad, Manesar, Sonipat, and Panipat. Floor Area Ratio (FAR) will now be fully open, giving industries the freedom to expand upwards based on their plot size.

Department Finalizing Draft Policy
Haryana’s Industries and Commerce Minister Rao Narbir Singh stated on Wednesday that the department is working meticulously to finalize the draft. “Our focus is to free industries from land shortages and regulatory constraints. Opening up FAR and removing height restrictions are significant steps in this direction,” he said.

Flexibility for Businesses Across Sectors
Under the new framework, industries can now construct as many floors as their plots allow, making it especially beneficial for sectors like automobile manufacturing, electronics, textiles, pharmaceuticals, logistics, and warehousing. Additionally, the requirement to leave open side spaces has been removed, giving businesses more flexibility in utilizing their land efficiently.

The policy is expected to boost industrial development in Haryana, attract investment, and create more employment opportunities while modernizing the state’s industrial landscape.
