
Lucknow, Feb 6, 2026: In a move to curb illegal property transactions and improve transparency, the Uttar Pradesh government has made it mandatory to provide a PAN card for property registration in districts bordering Nepal. Previously, buyers could register properties using Form-60, but this facility has now been discontinued. The step aims to prevent money laundering, illicit investments, and suspicious cross-border transactions.
Strict Verification Measures
Neha Sharma, Inspector General of Registration, has issued directives to all concerned officials. The state’s online registration software has been updated to enforce compulsory PAN card entry and verification for both buyers and sellers. Transactions without a valid PAN will not be processed.
Districts Covered by the New Rule
The regulation specifically applies to Gorakhpur, Maharajganj, Siddharthnagar, Balrampur, Shravasti, Bahraich, and Lakhimpur Kheri—districts along the India-Nepal border. These areas have frequently witnessed property purchases in fictitious or benami names, raising the risk of illegal activities.
Enhanced Monitoring by Income Tax Authorities
The updated system ensures that all property transactions are fully traceable by the Income Tax Department and other relevant agencies, simplifying monitoring and investigation. This measure is expected to significantly reduce the misuse of property registration for illegal or suspicious purposes in the border regions.
