Shocking Fraud in Mahrauli: ₹200 Crore Property Sold for a Mere ₹41 Crore

New Delhi: In a startling case of real estate fraud, a property worth ₹200 crore in South Extension-1 was allegedly sold for just ₹41 crore using forged documents. Investigations suggest that officials from the Sub-Registrar’s Office in Mehrauli colluded with the perpetrators to facilitate this illicit transaction.

According to police sources, the property, measuring 2,292 square yards, was originally purchased by Dhruv Jalan’s grandfather in 1958. Following legal procedures and a will, Dhruv Jalan became the sole owner in 2008. However, he recently discovered that a forged sale deed had been created on January 30, 2025, effectively transferring ownership without his consent.

Forgery and Deception
Preliminary investigations reveal that one of the accused falsely claimed to be the GPA holder of the property, alleging that Dhruv Jalan’s father, Krishna Kumar Jalan, had granted him rights in 2018—a claim strongly denied by Dhruv, who maintains that no such document exists. Authorities have confirmed that this is a clear-cut case of document forgery.

Questionable Role of the Sub-Registrar’s Office
The most serious allegations involve the Mehrauli Sub-Registrar’s Office. Regulations clearly stipulate that registration of South Extension properties falls outside their jurisdiction. Yet, officials allegedly registered the fraudulent sale deed, raising suspicions of official collusion in the syndicate.

Financial Implications
Jalan further alleged that the forged sale deed may have been used by some accused to secure substantial bank loans. He has urged the police to conduct a forensic audit of the entire transaction and trace the source of funds used for stamp duty and other charges. The family has also sought police protection, fearing threats to their safety.

The Economic Offences Wing (EOW) has registered cases against multiple individuals, private companies, and officials of the Mehrauli Sub-Registrar’s Office. The investigation is ongoing.
