
In a major relief for more than 6,500 homebuyers in Greater Noida, hopes of finally receiving their long-pending flats in Jaypee Associates Limited (JAL) projects have brightened. The Yamuna Expressway Industrial Development Authority (YEIDA) is set to prepare a detailed residential area plan for the stalled project and present it before the Supreme Court for approval.
According to officials, the move follows the first meeting of a high-level committee chaired by Additional Chief Secretary Alok Kumar, held in Lucknow two days ago. The committee was constituted on the directions of the High Court to address issues related to the Jaypee Sports City project.
During the meeting, YEIDA presented a comprehensive study conducted by international consultancy firm Currie & Brown, which assessed the status of Jaypee’s stalled projects. Officials reviewed the current situation on the ground, including details of vacant and sold flats, pending construction, and outstanding bank dues exceeding ₹20,000 crore, along with other key challenges facing the project.
The committee also deliberated on the Supreme Court’s order dated May 19, 2025, which allows the authority to formulate its own plan for the project, subject to the court’s final approval. Following extensive discussions, senior officials directed YEIDA to prepare a residential layout plan in line with High Court guidelines and submit it to the Supreme Court. Preparatory work for the proposal has already been completed.
Jaypee Associates’ subsidiary, Jaypee International Sports, was allotted around 1,000 hectares of land in 2009–10 under the Special Development Zone (SDZ) policy to develop a Sports City. The project includes the Buddh International Circuit, which has previously hosted international events such as MotoGP races.
Under the SDZ scheme, the developer was required to create world-class sports infrastructure, including an international cricket stadium, sports academies, health centers, hockey and football stadiums, tennis courts, multi-sport arenas, and facilities for basketball, boxing, wrestling, and archery. However, most of these proposed facilities remain unconstructed to date. YEIDA has now drawn up plans to develop these sports facilities to global standards.
YEIDA CEO Rakesh Kumar Singh confirmed that a residential area plan for the Jaypee project will be finalized and submitted to the Supreme Court as per directions. “Work on the project will begin only after receiving the court’s approval,” he said.
The development has renewed optimism among thousands of affected homebuyers, who have been waiting for years for possession of their homes, and is being seen as a significant step toward resolving one of the region’s most prolonged real estate disputes.
