Own a Home in Mumbai! MHADA Offers 120 Flats on First-Come, First-Served Basis – Here’s How to Apply

Mumbai: For residents dreaming of owning a home in Mumbai, the Maharashtra Housing and Area Development Authority (MHADA) has announced a golden opportunity. A total of 120 flats across prime locations in the city are now available under a “first-come, first-served” scheme, with prices ranging from ₹38 lakh to ₹8 crore.

Locations and Prices:
The flats are spread across key Mumbai neighborhoods, including Kandivali, Charkop, Wadala, Powai, Taardeo, Juhu, and Andheri. The most expensive units are located in South Mumbai’s Taardeo area, priced above ₹8 crore, while the most affordable flats start at ₹38 lakh. These flats were initially part of a lottery but remained unsold, prompting MHADA to open them for first-come, first-served sales.

How to Apply:
Registration for the scheme began on Thursday, 5 February 2026, via the official MHADA website. Applicants can choose their preferred flat and pay the security deposit and application fee starting 12 February 2026.

Payment Requirements:
After selecting a flat online, applicants must deposit 10% of the total flat cost within 48 hours. MHADA will then issue a provisional “Offer Letter” for the remaining payment. Failure to pay within the 48-hour window will result in cancellation of the claim and forfeiture of the security deposit.

Important MHADA Guidelines:
MHADA has clarified that if an applicant cancels the flat after receiving the provisional offer letter, or fails to pay the full amount within the stipulated time, 1% of the total flat cost will be deducted as a penalty, and the remaining amount will be refunded without interest. Applicants seeking a home loan must upload a pre-approval letter from their bank or financial institution using their MHADA login ID. MHADA will then issue a No Objection Certificate (NOC) to the bank. Upon full payment, including stamp duty, MHADA will issue the allotment and possession letters to the applicant.

This initiative offers Mumbai residents a direct and transparent opportunity to secure a home in the city’s highly sought-after areas without waiting for a lottery.
