In a major New Year relief for residents of Uttar Pradesh’s capital, the Lucknow Development Authority (LDA) has introduced a fully digital and fast-track system for approving building plans. With the implementation of the new ‘FastPass’ system under revised building by-laws, citizens will no longer need to make repeated visits to LDA offices to get their house or shop maps approved.
Under the new arrangement, property owners can now get their building plans approved online within minutes through a self-certification process. The initiative is aimed at simplifying procedures, reducing delays, and ensuring transparency in map approval.
FastPass System Launched
LDA Vice-Chairman Prathamesh Kumar announced that under the FastPass system, owners of residential plots up to 100 square metres and commercial properties up to 30 square metres will be eligible to approve their own building plans online.
Applicants will have to apply through the official portal map.up.gov.in, where the entire process—from registration to approval—will be completed digitally.
“This system has been designed to provide maximum convenience to citizens. It is transparent, time-bound, and eliminates unnecessary human intervention,” the LDA Vice-Chairman said.
Simple Online Process
The application process will begin with registration using the applicant’s name and mobile number. After creating a login ID and password, the applicant can upload the building map on the portal. The system will automatically calculate the applicable fees, which can be paid online.
Once the application is submitted, the software will instantly verify the map based on prescribed building norms. Approval will be granted automatically if all standards are met.
Mandatory Compliance with Master Plan
During the approval process, it will be mandatory that the land use of the plot conforms to the city’s Master Plan. Applicants will be required to provide detailed information, including:
- Exact location of the plot
- Width and length of adjoining roads
- Proposed building height
- Covered area
- Front, side, and rear setbacks
- Entry and exit points
- Parking arrangements
Upon successful submission, the approved building map and certification will be generated automatically and made available to the applicant.
Relief for Home Builders
Officials believe that the new system will significantly reduce delays, red tape, and harassment faced by citizens during the map approval process. It is also expected to curb corruption and bring greater efficiency to urban development administration.
“With this initiative, the long-standing problems of delay and inconvenience in getting building plans approved will now become a thing of the past,” LDA officials said.
The FastPass system marks a significant step toward digital governance and ease of living for the people of Lucknow.
