
Patna: Union Finance Minister Nirmala Sitharaman announced in the 2026–27 budget the construction of the Varanasi–Siliguri high-speed rail corridor, which will pass through Bihar’s Buxar, Ara, Patna, Katihar, and Kishanganj districts. Experts predict the project will significantly boost land prices in these areas.
Boosting Bihar’s Connectivity
The proposed rail corridor, spanning 700 km, will connect Varanasi in Uttar Pradesh and Siliguri in West Bengal, with a large portion running through Bihar. This high-speed rail link will improve passenger travel, reduce transit time, and accelerate freight movement across the region. Trains on this corridor are expected to reach speeds of up to 300 km/h.
This project is part of a larger national plan announced by the Finance Minister to build seven high-speed rail corridors across India, aimed at enhancing connectivity and driving regional development.
Land Prices Expected to Surge
Real estate experts say that major rail projects like this have historically led to a rise in land values. According to Pradeep Mahapatra, “When new rail or road projects are announced, land prices increase. With the Varanasi–Siliguri corridor passing through Bihar, land values in the affected districts are expected to rise by at least 20%.”
The corridor is expected to have a particularly strong impact in Patna, Buxar, Ara, Katihar, and Kishanganj, where improved connectivity will attract investment, spur industrial growth, and boost real estate demand.
Current Land Rates and Future Prospects
- Buxar: Agricultural land in rural areas currently ranges from ₹2,500 to ₹7,000 per dismil, while residential plots cost ₹8,000 to ₹20,000 per dismil. Prime roadside land ranges from ₹10 lakh to ₹28 lakh per dismil.
- Ara (Bhojpur): Rural farmland costs ₹2–8 lakh per kattha, with urban land averaging ₹4,000–7,500 per sq ft.
- Patna: Urban land prices now range from ₹1.5 crore to ₹7 crore per kattha, while agricultural land ranges from ₹1 lakh to ₹28 lakh per kattha.
- Katihar: Rural residential land costs ₹600–1,500 per sq ft, with agricultural land at ₹15–30 lakh per acre. Urban land ranges from ₹2,000–11,000 per sq ft.
- Kishanganj: Rural farmland costs ₹4–10 lakh per kattha, while urban plots range from ₹10–15 lakh per kattha.
With the high-speed rail corridor, these rates are expected to rise by at least 20%, making real estate in these districts more valuable and attractive for both investors and residents.
