
Ghaziabad, UP: To prevent fraudulent property registrations, the Ghaziabad registration department has implemented Aadhaar-based e-verification. From February 2, every property registration in the district will require verification of the owner’s Aadhaar UID number along with biometric authentication, ensuring that no one can fraudulently register or sell property in someone else’s name.
How the System Works
All eight sub-registrar offices in Ghaziabad have been updated with the e-verification system. The process will confirm the property owner’s identity and address using their Aadhaar number, along with thumb impression verification in the presence of registration officials. Electronic KYC (e-KYC), biometric authentication, and e-signatures will be used to verify the identity of the person registering the property. Witnesses and parties involved will also undergo authentication at the registration office to maintain transparency.
Daily Registrations and Expected Impact
Approximately 600 property registrations are processed daily in the district. Assistant Commissioner of Stamps, Pushpendra Kumar, said, “The Aadhaar-based system will effectively prevent fraudulent registrations, improve transparency, and reduce disputes arising from forged property documents.”

The updated system will be operational across all eight sub-registrar offices, including five in Sadar, two in Loni, and one in Modinagar. Officials expect the biometric Aadhaar authentication to not only block fraudulent registrations but also minimize court cases and legal disputes related to property fraud.
