
Ghaziabad: The Ghaziabad Development Authority (GDA) has announced a new strategy to sell its unsold residential flats by merging smaller units into larger, more marketable apartments and offering private agents a 1% commission on sales.
Merging Flats to Meet Market Demand
GDA officials noted that the demand for larger, well-equipped flats is significantly higher, while smaller units have remained unsold for years. Under the new plan, walls between two small flats will be removed to create a single, spacious apartment, aiming to accelerate sales and attract buyers.
Agent Incentive Introduced
To further promote sales, authorized real estate agents or agencies helping to sell GDA flats will receive 1% of the total sale value as commission. This approach aligns with market-driven strategies typically used by private builders, whose sales have outpaced government housing schemes in recent years.
Over 1,600 Flats Remain Vacant
Across GDA’s various residential projects, including Madhuban, Bapudham, and Indraprastha, more than 1,600 flats remain vacant. The authority is exploring these new options to clear its inventory and optimize sales.
Formal Approval Pending
GDA Vice Chairman Nand Kishore Kalal stated that government approval has been obtained for both the 1% commission and the merging of small flats. Implementation will begin following formal approval from the board.
Market-Oriented Layout Changes
Gaurav Gupta, Secretary of CREDAI National, noted that demand for 2BHK flats has declined post-COVID, prompting private builders to convert some 2BHK units into 3BHK apartments. GDA’s decision follows this market trend, aiming to make its flats more appealing.
Proposed Layout for Merged Flats
Merged flats will feature two kitchens — one as the main kitchen and the other as a utility area, store, or pantry. Dining areas can be expanded by removing walls near the kitchen to create a larger open space. One kitchen could function as a wet kitchen and the other as a breakfast counter. Basins may be installed where sink and drainage adjustments are difficult, ensuring optimal use of space.
GDA hopes this strategy will prove to be a game-changer in selling its long-standing unsold inventory and boosting overall residential property sales in Ghaziabad.
