Tehri Maharaj’s Delhi Bungalow Set to Sell for ₹1,000 Crore: Who’s the Buyer?

New Delhi: A landmark real estate deal is in the works in Delhi as the bungalow of former Tehri Garhwal ruler, Maharaja Manujendra Shah, is reportedly going on sale for ₹1,000 crore. The palace-like property is located on Bhagwan Das Road and spans 3.2 acres in one of Delhi’s most prestigious neighborhoods.

According to Economic Times, the prospective buyer is a well-known entrepreneur in the food and beverages sector, who previously purchased the first official residence of former Prime Minister Jawaharlal Nehru for ₹1,100 crore. While the exact identity of the buyer remains undisclosed, a prominent law firm has issued a public notice on their behalf.

Prime Location in Lutyens’ Zone

The bungalow is situated in Delhi’s Lutyens’ Bungalow Zone (LBZ), widely regarded as the city’s most elite residential area. Designed by British architect Edwin Lutyens between 1912 and 1930, the zone covers around 28 square kilometers and is home to nearly 3,000 bungalows. Most of these are occupied by senior government ministers, judges, and top bureaucrats, while around 600 properties are privately owned by some of India’s wealthiest families.

Sources indicate that the buyer’s family already resides in Lutyens’ Zone and is finalizing purchases of two other high-value bungalows in the same locality. These properties are considered highly exclusive, affordable only to a handful of billionaires due to their size, history, and prime location.

This upcoming deal highlights the continued demand for ultra-luxury real estate in Delhi, particularly within the historic and politically significant Lutyens’ Zone.
