Manesar Emerges as a Preferred Residential Hub for Industrial and Logistics Professionals

New Delhi: Once primarily known as a major industrial zone near Gurugram, IMT Manesar is rapidly transforming into one of the fastest-growing residential hubs in the Delhi-NCR region. Spanning over 1,750 acres, Manesar hosts more than 400 industrial units, including giants like Hero MotoCorp, Mitsubishi Electric, Maruti Suzuki, and Denso, providing employment to over 100,000 people. The influx of new manufacturing and logistics companies has further fueled this growth.

With employment opportunities on the rise, the demand for residential units in Manesar is also increasing. Improved road networks, robust industrial infrastructure, and seamless connectivity to Delhi-NCR make the area highly attractive to both investors and homebuyers. Haryana’s Chief Minister, Naib Singh Saini, has proposed a 500-acre entertainment and amusement complex in Manesar, potentially hosting the country’s first Disney-style theme park. Such development plans are positioning Manesar not only as an industrial hub but also as a modern, integrated residential and commercial center.

Strategic Connectivity Driving Residential Demand

Manesar’s prime location ensures excellent regional connectivity. It is conveniently situated near NH-8 (Delhi-Jaipur Highway), Kundli-Manesar-Palwal (KMP) Expressway, Dwarka Expressway, and the Gurugram-Pataudi-Rewari Road, providing easy access to Gurugram, Delhi, and other NCR areas. A proposed metro under the Gurugram-Manesar corridor will further enhance connectivity across the NCR network.

The rapidly developing infrastructure is making Manesar a preferred residential choice for professionals working in industrial and logistics sectors. This transformation mirrors the rise of other Gurugram neighborhoods like Dwarka Expressway, Southern Peripheral Road (SPR), and Golf Course Road, which once were considered outskirts but are now premium residential locales.

Rising Preference for Low-Rise Floors

In Manesar, demand is stronger for low-rise and standalone floors rather than high-rise apartments. Residents prefer fewer occupants per building, larger carpet areas, and better cross-ventilation for a more comfortable, private lifestyle. Access to terraces and basements is also a key factor.

The entry of reputed developers and their expansion of projects in Manesar reflect the growing pace of development. Investors are increasingly confident in emerging micro-markets beyond central Gurugram. With land availability, rapidly improving infrastructure, and proximity to logistics parks and the Inland Container Depot (ICD), Manesar is carving out a unique identity as the next integrated “live-work” ecosystem of NCR.
